We are based in Wales and only manage properties in Wales. We therefore have full knowledge of all the relevant provisions of the Welsh Assembly Government that may affect landlords as well as the relevant statutory provisions at a UK level. We know the key issues and problems of landlords, as the Company’s shareholders are themselves residential property investors. We deliver a truly professional service backed by our extensive experience in the property industry.

Residential Property Management Services

Our professional property management service can be tailored to the individual requirements of each property owner and we can give specific individual quotes after discussing particular requirements. We also offer two standard service packages:

Letting Only

  • Marketing your property
  • Accompanied viewings (as appropriate)
  • Introducing a tenant and negotiating terms
  • Credit and other referencing
  • Drawing up an appropriate tenancy agreement, licence or lease
  • Lodging deposits (residential)
  • Organising a professional inventory (additional charge applies)

Letting and Rent Collection

Letting Only Service, plus:

  • Professional inventory (no additional charge)
  • Rent demands

  • Statement of Accounts

Letting and Management

We have particular experience and expertise in both residential and commercial property management. This is backed-up with access to a first-class legal service dealing with all aspects of tenancies and commercial leases together with specialist computer software. Our property management service ensures that your property is monitored and maintained on a regular basis. The Service includes:

Letting Only and Rent Collection Service, plus:

  • Payment of outgoings where necessary, subject to fund availability
  • For residential lettings, arranging annual gas safety certificates and electrical installation and portable appliance tests (as appropriate)
  • Routine checks of the property
  • Informing utility companies of a change of occupier
  • Reporting repairs to the landlord
  • Communicating with tenants and landlords and solving problems
  • Advising landlords on enforcement of tenancy conditions

Letting and Full Management

This is our premier property management service and provides all the services listed above plus:

  • Employing suitable contractors to ensure standards are maintained
  • Arranging routine repairs and maintenance
  • Supplying clients with relevant legislative information on request
  • Negotiating any end of tenancy claim
  • Supervising any renewal or termination to avoid void periods
  • Arranging insurance as applicable
  • Liaison with surveyors and other professional advisors
  • Enforcing tenancy conditions

Residential Lettings Assessments

If you are thinking of a residential property investment we can prepare a full lettings assessment for you giving advice on the local market conditions, likely rental levels and other lettings issues which will assist you in coming to a view on a purchasing decision.

Fees

  • Residential Lettings:
    • Letting Only – we have a range of special packages – please ring to discuss and obtain a quotation
    • Letting and Rent Collection – negotiable letting fee plus 5% of gross rents collected (plus VAT)
    • Letting and Management – negotiable letting fee plus 10% of gross rents collected (plus VAT)
    • Letting and Full Management – 12.5% of gross rents collected (plus VAT) (no letting fee)
  • Residential Lettings Assessments – from £75 (plus VAT)
